Client Overview
Better Blueprint Realty is a Colorado real estate solutions company. This engagement focuses on wholesale and off-market acquisitions: find motivated homeowners, make cash offers, and monetize through wholesale, seller financing, fix and flip, or a traditional listing when it fits.
Jason Roberts owns the company. Seth closes seller contracts. JumpstartROI runs Meta for the acquisition funnel across Better Blueprint Off-Market, Front Range Home Buyer, and We Buy in Denver properties. Ads launched around the end of August 2026 after Conversions API tracking went live.
The Challenge
Prior lead sources burned the acquisitions team on cheap, low-intent volume. The account needed quality sellers who would actually book walkthroughs, not the cheapest form fills.
Meta only saw form submissions at the start, so the algorithm optimized for whoever submitted fastest instead of who booked an appointment or went under contract.
Geography was leaking into remote towns that take any cash but sit outside Jason's operating map, which taught Meta the wrong sellers.
The Results
Weekly KPIs from Jarrett Moore's Meta reports in #better-blueprint-realty. Funnel outcomes from Nic Velasco call recaps.
Deals under contract: 3 as of the Oct 26, 2026 call (all closed by Seth; locations included Walsenburg and Grand Lake)
Early funnel read (Sep 14 call): 8 in-person appointments set, 4 offers submitted, 1 under contract at $240K on a home listed at $380K
Lead response rate: about 59% of Facebook leads get a response from the team (Oct 26 call)
Best reported week: Oct 12 to 18, 26 leads at $23.90 cost per lead on the LEADS campaign ($690.59 spend)
Other recent weeks: Oct 5 to 11, 20 leads at $32.19; Oct 19 to 25, 17 leads at $36.40; Oct 26 to Nov 1, 19 leads at $34.53 on LEADS
Past 50 Meta leads by late September (Jarrett, Sep 24), with Jason noting 58 leads by Sep 23
Spend running about $690 a week (~$3,000 a month) as of late October, with a ramp plan toward $6,000 a month
Winning angle: cash offer creatives. Oct 12 to 18 week: cash offer video at 5 leads / $16.86 CPL; CASH | AD2 at 11 leads / $21.34 CPL. All 26 leads that week came from cash offer ads.
[NEEDS DATA: total Meta leads, total spend, total appointments, and total closings for a single clean reporting window (e.g. launch through Oct 31). Owner: Jarrett from Ads Manager + GHL.]
What Drove Results
Built Conversions API from GoHighLevel so Meta sees leads and booked appointments, not just form fills, and planned Under Contract events before the budget ramp.
Structured LEADS plus TRAFFIC campaigns so cold sellers convert while a cheap traffic layer ($0.22 to $0.23 per landing page view) feeds retargeting pools.
Tested seller angles weekly (cash offer, inherited, as-is condition, tired landlord, sale fell through) and shifted budget to cash offer winners converting under $25.
Tightened location targeting to Jason's Front Range operating map (Denver metro, Fort Collins / Greeley edge, Colorado Springs pocket, named mountain towns) and cut eastern plains leakage.
Kept creative fresh with in-city Denver statics and approved video cuts so frequency stayed near 2.5 before the spend ramp.

Bottom line
Better Blueprint Realty needed motivated Colorado sellers who book walkthroughs, not cheap form spam. JumpstartROI rebuilt Meta around cash offer creative, Conversions API appointment feedback, and a tight Front Range map. By late October the account had 3 deals under contract, a 59% lead response rate, and a best week of 26 leads at $23.90, with spend set to step from about $3,000 toward $6,000 a month against 60 to 80 qualified leads and 15 to 18 appointments as the 90-day targets.
